Turn gaps into questions
If warranty details are unclear, ask for the scope, duration and exclusions in writing. An unclear warranty clause does not, by itself, mean there is no warranty.
Separate the document from the site
A review is based on what you submit; it is not a site inspection. Legal or engineering questions still need the appropriate qualified professional.
A Level is not a promise
LEVEL 1–5 describes Document Maturity, not contractor quality. It does not guarantee a price, construction outcome or negotiation result.

Nature and purpose of the service
Website content, quotation checks, document reviews, risk indicators, rating systems, summary reports, Complete Risk Reports and clarification recommendations provided by Standard Integrity Institute ("SII") are based on the documents submitted by the user and SII’s own review standards. They are provided as reference information for use before signing, making payment or negotiating.
SII is intended to help users identify possible information gaps, ambiguous pricing, insufficient specifications, clause gaps, payment risks, acceptance risks, change-order risks and performance uncertainties in quotation documents. SII is not a construction contractor, designer, construction supervisor, legal representative, insurer, valuation body or government certification authority.
Not legal, engineering, financial or other professional advice
Nothing provided by SII constitutes legal advice, an engineering assessment, a price appraisal, financial advice, accounting advice, tax advice, insurance advice, design advice, a construction-quality guarantee or any other legally binding professional conclusion.
If a matter involves contract execution, termination, damages, construction defects, payment disputes, litigation, mediation, arbitration, formal legal notices or other legal proceedings, the user should consult a qualified lawyer or other appropriate professional. Matters involving construction safety, structure, fire safety, electrical or plumbing systems, regulatory requirements, building permits, interior-renovation permits or construction quality should be referred to appropriately qualified architects, engineers, interior-renovation professionals or competent authorities.
Limits of ratings and risk indicators
SII ratings, risk levels, premium-risk indicators, clause gaps, document maturity and other indicators assess the readability, completeness, comparability and reviewability of the documents submitted by the user at a particular point in time.
A higher rating does not mean that a quotation or vendor is necessarily safe, reasonable, lawful or suitable to contract with. A lower rating likewise does not mean that a quotation or vendor is necessarily unlawful, malicious, unreasonable or unsuitable. SII results should be understood as an aid to document review, not as a final finding of fact.
Limits arising from data completeness and document quality
SII analysis depends substantially on the quality, legibility, completeness and accuracy of the material supplied by the user. Missing pages, blurred or obscured content, outdated information, errors, omissions or inconsistencies in quotations, drawings, contracts, attachments, photographs, screenshots, supplementary explanations or other materials may affect the accuracy and completeness of the analysis.
SII is not responsible for verifying background facts not supplied by the user, site conditions, oral agreements between the parties, actual construction conditions, a vendor’s internal costs, actual material acquisition costs, local market prices, construction difficulty, specialist methods, temporary changes or other information outside the submitted documents.
Price and premium-risk indicators are not guarantees
Any price anomaly, premium-risk indication, apparently high unit price, payment-ratio risk or other monetary indicator identified by SII is a reference assessment derived from document structure, recurring risk patterns and SII’s internal review standards.
Actual pricing may be affected by location, timing, material brand, construction difficulty, site conditions, programme pressure, management costs, warranty obligations, design complexity, vendor scale and other commercial factors. Users should not rely on an SII report alone to conclude that a vendor’s quotation is unlawful, fraudulent or improper.
No guarantee of outcomes, savings or dispute avoidance
SII does not guarantee that using its website, services, reports or recommendations will reduce prices, lead to successful negotiations, prevent change-order costs or construction disputes, secure a refund, result in success in legal proceedings, enable contract termination, improve construction quality or achieve any particular commercial, legal or engineering outcome.
Any decision to sign, pay, negotiate, end a commercial relationship, make a claim or commence legal proceedings remains the user’s own responsibility.
Third-party services and external links
SII websites, forms, payment processes, email, document processing, cloud storage, automation tools and other services may rely on functions provided by third-party platforms or suppliers. Availability, security, processing speed, data policies and terms of use for those third-party services are governed by the relevant third-party provider.
SII websites may contain external links or third-party content for convenience or informational reference. Their inclusion does not constitute SII’s endorsement or guarantee, and SII does not assume responsibility for those third-party websites, content, products, services or their accuracy.
Limitation of liability
To the maximum extent permitted by applicable law, SII is not liable for any direct, indirect, incidental, special, consequential, punitive or resulting loss or damage arising from a user’s use of, or inability to use, the website, forms, reports, ratings, recommendations, digital content or related services.
Where SII remains legally liable for a particular loss, SII’s liability is limited to the amount actually paid by the user to SII for the specific service concerned. If the relevant service was provided free of charge, SII assumes no monetary liability, except to the extent that applicable law does not permit such liability to be excluded.
User responsibility
Users must ensure that they have the lawful right to obtain, use, disclose, submit and authorise SII to process all documents and data they submit, upload or otherwise provide, and that doing so does not infringe any third party’s personal-data rights, trade secrets, copyright, contractual confidentiality obligations or other rights.
Users must not misleadingly present SII reports, ratings or website content as government certification, a court finding, a legal conclusion, an engineering assessment, a vendor blacklist, a public rating or for any purpose beyond the original scope of the service.
Updates to this disclaimer
SII may update this disclaimer from time to time in response to changes in its services, risk controls, applicable law, operational needs or website configuration. The updated version will be published on this page and identified by the last-updated date shown here.
A user who continues to use SII websites, forms, reports or related services after an update is deemed to have read, understood and agreed to the updated disclaimer.
