A combined price can work. Its scope still needs to be clear. Here is how a short entry can be supported by a schedule linked to the quoted work.

  • List thresholds, skirting and isolated repairs separately, with quantities and any extra-charge basis.

Removal and preparation

When the old tiles come off, whose scope includes the repairs?

  • Identify included levelling, rendering, surface roughening and interface preparation.
  • Identify who inspects and repairs hollow areas, cracks, holes and pipe chases in the substrate.
  • Ask the installer to state project-specific plumb, level and squareness criteria; separate work that can only be confirmed after removal.

Tiles and materials

Buying your own tiles still leaves delivery, waste and shortages to agree.

  • Specify adhesives, bonding mortars, sand/cement and grout, including who supplies them.
  • Clarify delivery, carrying upstairs, repeat handling, cutting waste and breakage costs.

Layout and installation

The same area can involve different patterns, cuts and corners.

  • Ask the installer to specify the suitable installation method and adhesive; clarify extra charges for large, thin or shaped tiles.
  • State the pricing for diagonal layouts, patterns, shaped cuts, bevels, mitred corners and metal trims.
  • Record joint widths, joint intersections, corners and finishing around equipment.

Drainage, grout and finishing

For wet areas, confirm the drainage and the handover between trades.

  • Clarify finishes at drains, thresholds, wall bases and equipment, and who coordinates waterproofing and plumbing interfaces.
  • Identify included grout type and colour, sealants, trims and any mould-resistance requirements.
  • Allocate waste removal, finished-work protection, adhesive residue, cleaning, equipment removal/reinstallation and door-frame repairs, with costs.

Acceptance, repairs and changes

Agree how work is checked and how differences will be handled.

  • Link completion, defect correction and payment stages clearly. Record any agreed retention or final-payment arrangement.

Should the quote use area, length or a lump sum?

The unit should match the work. Walls and floors may use area, edges may use length, and isolated work may be priced per item or as a lump sum. State the measurement and calculation method. A combined price still needs included work, exclusions and change conditions.

Can preparation and tiling share one price?

Yes. The quote or matching schedule should still identify included removal, levelling, rendering, adhesives, installation, grout and edges. A combined total does not remove the need for a clear scope. Confirm an unstated item rather than assuming it will be omitted.

What if I buy the tiles myself?

Agree dimensions, thickness and quantities, plus delivery timing, waste, handling, breakage, shortages, returns and top-up orders. Ask the installer to confirm the method suitable for the selected tiles and whether cutting, adhesive and handling costs remain within the quote.

Is waterproofing the only bathroom item to check?

Also clarify preparation, drainage direction, falls checks, drains, thresholds, wall/floor interfaces, equipment finishes, grout and testing, with responsible parties. This page does not prescribe a universal gradient or specification. Appropriate professionals need to confirm requirements for the actual site.

How do I spot work that has not been explained?

Trace protection, removal, waste, substrate repairs, preparation, handling, layout, tiling, cuts, edges, grout, cleaning and acceptance against the quote. Mark anything you cannot find as unconfirmed. Ask which item includes it, or request separate pricing and responsibility.

Can SII judge the price or installation quality?

SII assesses documents. It does not provide market-price appraisals, site measurements or workmanship assessments, and does not rate contractors. LEVEL 1–5 describes Document Maturity only—not workmanship, contractor ability or a guarantee of no project risk.
